Landlord insurance for investment properties
Your investment property is a significant asset and a source of income. Landlord insurance protects both, covering damage to the building and your contents, lost rent when the property can't be tenanted after an insured event, and your legal liability as an owner. We arrange cover for residential and commercial landlords across Australia.
Who needs landlord insurance?
- Owners of residential rental properties
- Commercial and industrial property investors
- Landlords with furnished or short-stay rentals
- Owners of units in strata buildings (contents and rent)
- Investors with multiple properties wanting one broker
What landlord insurance can cover
Every policy is different. Depending on the insurer and options you choose, cover can include:
- Building damage from events like fire, storm and burst pipes
- Landlord's contents such as carpets, blinds and appliances
- Loss of rent after an insured event
- Malicious damage and theft by tenants, where included
- Rent default, depending on the policy
- Legal liability as the property owner
What to check before you buy
Short-stay and holiday rentals often need specialised cover, as many standard landlord policies exclude them. For strata units, the building is insured by the owners corporation, so you'll need contents and loss of rent cover rather than building cover. We'll also check tenant damage limits and the conditions around property inspections.
Why arrange landlord insurance through a broker?
Policies that look similar on price can differ a great deal in what they actually pay for. As your broker, we act on your behalf. We’ll ask the right questions, compare options, explain the fine print in plain language and be there to support you if you need to make a claim, wherever you are in Australia.
Landlord Insurance: common questions
Do I need landlord insurance if I have home insurance?
Standard home insurance usually doesn't cover a property that's rented out. Landlord insurance is designed for rented properties and includes cover for tenant-related risks.
Does landlord insurance cover unpaid rent?
Some policies include rent default cover when a tenant stops paying, subject to conditions and limits. Not all policies include it, so we'll compare options.
Can I insure commercial properties?
Yes. Commercial and industrial landlords need specific cover for property damage, loss of rent and liability, which we can arrange.
Does landlord insurance cover damage caused by tenants?
Accidental damage by tenants may be covered, and many policies include or offer cover for malicious damage and theft by tenants. Conditions such as regular property inspections often apply, and normal wear and tear isn’t covered. We’ll explain what each option includes.
Is landlord insurance tax deductible?
For investment properties, insurance premiums are generally deductible against rental income. Your circumstances matter, so confirm the details with your accountant. We can provide the documents they need at tax time.
How to get a landlord insurance quote
Getting a quote is simple, and there is no obligation. Call Carly on 0497 100 469 or send an email with your business name and ABN, a short description of what you do, your approximate turnover and number of staff, a copy of your current policy schedule if you have one, and details of any claims in the last five years.
If your contracts or lease set specific insurance requirements, send those too.
We will ask a few questions about your operations, approach suitable insurers on your behalf and come back with options explained in plain language, including what is and isn’t covered. Once you choose, we arrange your cover and send your documents, then review it with you at every renewal so your insurance keeps pace with your business.
